西安市住宅价格空间分布特征及影响因素Spatial distribution characteristics and influence factors of housing prices in Xi'an city

摘要(Abstract):
针对目前西部二线城市住宅价格的空间分布研究较少的问题,该文从地质统计学角度出发,以西安市主城区452处的住宅价格数据为例,利用空间自相关、变异函数、克里金空间插值等理论方法,对住宅价格的空间分布特征及其影响因素进行了研究。研究发现,西安市主城区内住宅价格整体呈现空间正相关性,在各向同性上,住宅价格的最优拟合模型为指数模型,但在不同方向上变异程度不尽相同。目前,西安市主城区住宅价格的空间结构呈现一个极值中心,两个次级核心组团,两个新新组团的局面,价格整体南高北低、东高西低。究其原因,历史背景、新一轮城市规划和特定的景观环境及文化底蕴等要素均影响住宅价格的空间分布。
